Ukrainians Moving to Canada by CUAET Program and How They Can Purchase Property in Canada

Canada is known for its welcoming immigration policies, and one such program is the Canada-Ukraine Authorization for Emergency Travel (CUAET). This program allows Ukrainian nationals to come to Canada temporarily when they are fleeing a crisis.

One of the concerns for Ukrainians who come to Canada under the CUAET program is whether they can purchase property in Canada. Canada has a law that prohibits non-Canadians from purchasing residential property, known as the Prohibition on the Purchase of Residential Property by Non-Canadians Act. However, Ukrainian nationals who come to Canada under the CUAET program are exempt from this law according to CMHC (Canada Mortgage and Housing Corporation).




This exemption means that Ukrainian nationals coming to Canada under the CUAET program can purchase residential property in Canada.

It is important to note that the exemption granted by the Minister of Immigration, Refugees and Citizenship is temporary and subject to change. Ukrainian nationals who are interested in purchasing residential property in Canada should consult with a qualified real estate lawyer to ensure they are complying with all relevant laws and regulations.

When it comes to purchasing property in Canada, non-Canadians may face some restrictions and additional fees. For example in Ontario, foreign buyers may face NRST (Non-Resident Speculation Tax) of 25% of the purchasing property value. However, with the exemption granted to Ukrainian nationals coming to Canada under the CUAET program, they are able to purchase residential property without being subject to the Prohibition on the Purchase of Residential Property by Non-Canadians Act that came into affect earlier this year (2023).
